109 new homes with their own distinct identity expand the perimeters of an existing residential estate in Thamesmead and present a new dynamic edge to a major orbital; part of the forthcoming waterfront transit route connecting the site to developments on the Thames.

Preceding patterns of development form a springboard for the new buildings, which vary in scale and typology in direct response to the diverse conditions on the site boundaries. All new homes have access to both private and communal amenity space and care has been taken to integrate parking facilities discreetly into the scheme, whilst preserving the quality of the public realm.

Sustainability and biodiversity strategies are key to the proposals. Existing green buffers around the site perimeters are amplified through a series of landscape interventions including grass mounds, sedum roofs and planted building aprons.

The project proved a fertile test case dealing with the manner by which we might build in flood risk areas such as the Thames Gateway.

"If we don't intervene now we could go into a spiral of decline or we can capture all the investment, the growth and the excitement happening in the Thames Gateway. The Boiler House in particular... is going to be futuristic in its own generation."
